Real Estate Spotlight
1.  Over the two week period in Hall County, from August 16 to 31, 2020, Realtors have participated in selling 187 single-family homes with an average sales price of $364,548 and a median sales price of $305,000.  
 
2.  Lake Lanier Water Level:  1,070.84 as of Tuesday, September 15, 2020.  Lake Lanier is 0.16 Feet Below above its full pool level.  This is the first time below full pool in over 7 months.  The tropical storm on its way will fill it back up.
 
3.  1,000   …is a milestone that the Abernathy Cochran Group has just passed.  This week we surpassed our 1,000th real estate closing since our group started.

Selling This Fall May be Your Best Move
If you’re thinking about moving, selling your house this fall might be the way to go. Here are four highlights in the housing market that may make your decision to sell this fall an easy one.

1. Buyers Are Actively in the Market

ShowingTime, a leading real estate showing software and market stat service provider, just reported that buyer traffic jumped 60.7% compared to this time last year. That’s a huge increase.

 

It’s clear that buyers are ready, willing, and able to purchase – and they’re in the market right now. In many regions of the country, multiple buyers are entering bidding wars to compete for the home they want. Take advantage of the buyer activity currently in the market so you can sell your house in the most favorable terms.

2. There Are Not Enough Homes for Sale

In the latest Existing Home Sales Report, the National Association of Realtors (NAR) announced that there were only 1.49 million units available for sale. That number was down 18.6% from one year ago. This means in the majority of the country, there aren’t enough homes for sale to satisfy the number of buyers.

 

Due to the health crisis, many homeowners were reluctant to list their homes earlier this year. That will change as the economy continues to recover. The choices buyers have will increase going into the new year. Don’t wait until additional sellers come to market before you decide to make a move.

3. The Process Is Going Quickly

Today’s ultra-competitive environment has forced buyers to do all they can to stand out from the crowd, including getting pre-approved for their mortgage financing. This makes the entire selling process much faster and simpler, as buyers know exactly what they can afford before shopping for a home. According to the latest Origination Insights Report from Ellie Mae, the time needed to close a loan is just 49 days.

4. There May Never Be a More Important Time to Move

You’ve likely spent much of the last six months in your current home. Perhaps you now realize how small it is, and you need more space. If you’re working from home, your children are doing virtual school, or you just need more space, your current floor plan may not work for your family’s changing needs.

 

Homebuilders are beginning to build houses again, so you can choose the exact floor plan to match what your family needs, and you can make sure the outdoor space is what you want too.

The housing market is prime for sellers right now, so reach out to a local real estate professional to get the process started this fall. If the timing is right for you and your family, the market is calling your name.

 

 

And For Hall County…
…this story is even greater.  2019 was the best real estate year in Hall County’s history.  Through 8 months of 2020 our local Hall County market has had 13% More Home Sales than last year; the Average Sales Price and Median Sales Price are both 11% higher than last year.

 

The southern end of our county has seen surges of people moving further north out of Atlanta.  Flowery Branch has had 33% more home sales in 2020 than during the same period in 2019.

Meet Richard Corbett!
“Richard bought a home in downtown Gainesville that I had listed for sale several years ago.  From that first moment when I met him I thought he was one of the nicest and happiest people I had ever met.”  ~Brad Abernathy
Richard is married to Stephanie and has been the Gainesville High School cross country coach for the last five years. Corbett ran cross country at Florida State University and worked in the Marketing industry for 25 years before working at Gainesville High School.  We want to thank Richard for recently spending time with us and telling us more about his life and love of Hall County..

Q: What inspired you or led you to your current career?
A: “Really the opportunity to get in as a coach here at the high school, the Marketing career I had, while fun and well paid, once I got into teaching I realized that it was my passion even though at the age of 50. I call it a retirement career that I’m in and I don’t really look at it as a job because I enjoy it; I look forward everyday coming to school and seeing my special needs kids and coaching for cross country and track.”

 

Q: Who is the most interesting person you’ve met here in our community?
A: “I hate to name one person but I’m gonna say, Coach Wayne Vickery. He gave me an opportunity to be a part of this baseball program by inviting me to the banquets, he just saw me at the Gainesville games all the time. With the old career I had I was able to kind of work my travel each day towards Gainesville when there’s baseball, whether it was Pickens or Blue Ridge and I would always find my way to be able to watch their road games as well as their home games. Coach Vickery came over to me one day to the end of the season and invited me to the banquet because he’d seen me to all the games as much as the parents if not more. I’m pretty loyal to him and he helped me to get in the door here as he was transitioning as an outgoing athletic director and we’ve stayed real close since then.”

 

Q: What advice would you give to a crowd of people?
A: “Make sure you surrounded yourself with the right people because you’re a reflection of the people you’re hanging out within that crowd.”
